FAQ's

What is a supported living lease?

A supported living or social housing lease is a long-term rental agreement between a landlord and an approved housing provider. The provider rents the property directly from you and uses it to accommodate individuals in need of housing support. You receive guaranteed rent and no longer manage tenants directly.

How long are the leases?

Most leases run between 3 and 7 years, depending on the provider and property type. Each agreement is designed to give you stable, predictable income over the full term.

Who pays the rent?

Rent is paid directly by the housing provider, not the tenants. This means your income is secure and unaffected by tenant turnover or delays in benefit payments.

Do you help review the lease agreement?

Yes. Our team reviews every lease to ensure the terms are fair, transparent, and aligned with your interests. We highlight key clauses and explain what each section means before you sign.

Who handles maintenance and repairs?

In most cases, the provider takes responsibility for day-to-day maintenance and minor repairs under the lease terms. You may remain responsible for major structural items, such as the roof or boiler — all clearly defined in the agreement.

Do I still need to manage tenants?

No. The provider manages the tenants and oversees all daily operations, including inspections, support, and tenancy compliance. You simply receive guaranteed rent each month.

What types of properties do you accept?

We work with single lets, HMOs, and small blocks of flats across the North West — particularly in areas such as Manchester, Liverpool, Preston, Wigan, Bolton, and Warrington.

What if the provider damages my property or ends the lease early?

All providers we work with undergo strict due diligence and carry insurance to cover their obligations. Lease terms include clear responsibilities and notice periods to protect landlords.
